I first met Richard Zwick in January of this year, when I just happened by chance to stop by his vendor's booth at the monthly CFRI General Meeting. At the time, I was struggling (unsuccessfully) to sell my vacation rental property located on the beachside in New Smyrna Beach. After discussing my personal situation, Richard proposed that I consider his Lease To Own (LTO) Program as a viable alternative to a "traditional" outright sale.
True to his word, the very next day, Richard not only showed up as promised, but also on time (a true rarity these days), to personally tour my vacation rental property. After crunching the numbers, it quickly became obvious that the LTO Program was not only going to relieve me of my current negative cash flow reality, but was actually projected to provide me with a positive monthly cash flow, as well as help me realize a larger net profit at the time of sale vs. that which I could expect to receive from a traditional sale, so I agreed to "opt in".
Over the next couple of days, while Richard was preparing the LTO Program papers for me to sign, a reduced price offer came in from another realtor. Rather than wait for a sale to go through with the LTO Program, I decided that it was probably best for me to "take the money & run". As I felt that the realtor who had presented the Purchase & Sale Agreement, would most likely be watching over the best interests of her buyer, and not necessarily mine as well, plus I had grown quite fond of Richard with his kind, caring concern over my precarious position with regards to my vacation rental property, as well as his efficiency & overall obvious competence, I asked Richard to represent me as the "listing" broker, to which he readily agreed.
Richard immediately took action. We met over coffee to discuss the contract, which Richard had previously gone through with the proverbial "fine tooth comb", after which he suggested that several entries which were not in my best interest (i.e. "junk fees" to the selling agent's company) be deleted from the contract, to which I agreed & it was done. He also suggested that we "qualify" the buyer, so as to not waste time with a contract that might not close, so he asked for a larger down payment than originally offered (the buyer was purchasing this property as a second home) & he also requested that the buyer be prequalified by a FLORIDA bank, both of which were done. Although there was bank financing involved, to my utter amazement, the contract closed in 30 days as per my request, with Richard, all the while, keeping a close watch over all the nuances necessary for a smooth & timely closing, such as the inspection, appraisal, forwarding contracts, etc. to the title company, and so forth.
As far as future deals go...Richard would without a doubt, be my first choice when it comes down to him representing me as either the selling or listing broker! He is exceptionally pleasant to deal with, very professional, returns phone calls & e-mails promptly (another rarity these days), and is obviously a real "pro" when it comes to his knowledge & expertise with regards to providing various services of real estate, as well as getting your deal closed!
